FORMER DENHOLME CONSERVATIVE CLUB FOR SALE WITH CONSENT FOR EIGHT NEW HOMES

A prominent former social club on the edge of Denholme with planning consent for a small residential scheme is for sale.

Denholme Conservative Club, on Valley Heights, is being marketed by Dacre, Son & Hartley’s Bingley office and benefits from full planning permission for the construction of eight three-bedroom townhouses, each with gardens and parking on the site.

Steven Potts, director at Dacre, Son & Hartley, said: “Sites of this nature with an approved residential consent, are becoming increasingly scarce in villages such as Denholme, where housing supply is constrained by surrounding countryside and green belt designations. As a result, opportunities that can deliver new family homes without the uncertainty of the planning process will attract strong interest from regional and local developers.”

The consented scheme proposes a terrace of eight townhouses arranged over two storeys. The indicative layouts include entrance halls with cloakrooms, living rooms, dining kitchens opening onto rear gardens, and three bedrooms with a house bathroom upstairs. Externally, the scheme allows for private gardens and designated parking, aligning with current expectations for family housing in semi-rural locations.

Steven added: “The plans for this site reflect a wider shift in how former community buildings are being repurposed. Across the region we’re seeing a growing number of redundant or underused buildings being brought forward for residential redevelopment. What makes the Denholme site stand out is that it already has planning permission in place for a well-considered scheme in a location where new homes are consistently in demand.

“Denholme appeals to buyers who want to enjoy village life with access to open countryside, but who still need to commute to Bradford, Bingley, Halifax or Leeds. For developers, that combination tends to translate into strong end-user demand, particularly for three-bedroom family homes.”

The site occupies an elevated position on the edge of the village and is within easy reach of nearby communities including Oxenhope and Cullingworth, all of which offer local shops, schools and amenities. Bradford lies approximately five miles away, with Skipton around 14 miles to the north and Leeds roughly 18 miles to the east.

The former club is being offered for sale with a guide price of £450,000. The consent was granted by Bradford Council under application number 24/03249/FUL. For more details and to arrange a viewing contact Dacre, Son & Hartley’s Bingley office on 01274 560421 or view the listing here:
