AUCTION BATTLE FOR KNARESBOROUGH PROPERTY RESULTS IN SUCCESSFUL SALE

A three-bedroom terraced house in Knaresborough, requiring full modernisation, has sold for at auction for more than £40,000 above its starting bid, in what estate agents have described as a ‘standout’ result.

The property at 21 Heathfield Drive was offered through Dacre, Son & Hartley’s auction service with an opening bid of £95,000. Competitive interest drove a total of 62 bids before the hammer fell at £136,500, underlining the amount of demand for refurbishment opportunities in the popular market town.

Senior associate and head of the firm’s Knaresborough office, Nick Alcock, said: “The scale of bidding reflected the property’s fundamentals, despite its need for comprehensive upgrading.

“This was a great auction, and the vendors are understandably delighted with the outcome. We anticipated strong interest given the guide price and the property’s size and plot, but the level of competitive bidding exceeded expectations. It demonstrates the appetite among cash buyers and investors for well-located homes with clear scope to add value. The £41,500 uplift is more than 43 per cent above the starting price, highlighting the depth of demand for competitively priced property.”

Described prior to sale as deceptively spacious and larger than average, the three-bedroom terrace benefits from a generous rear garden. Its position in a popular residential area of Knaresborough added to its appeal.

The sale was conducted using the Modern Method of Auction in partnership with iamsold, blending online bidding with fixed timescales for exchange and completion. The approach, now widely used across Dacres’ 17-office network, is designed to combine transparency with flexibility, enabling bidders to participate remotely and at pace.
