North Yorkshire farm brought to market for £1.5m

A mainly arable farm extending to 97 acres (39.23 ha) has been brought to the market near Copt Hewick, between Ripon and Thirsk, with a guide price of £1.5m.

Marrow Flatts Farm is being marketed by rural property consultancy Lister Haigh, part of Dacre, Son & Hartley, and is being offered for sale as a whole by private treaty. It has been in the same family ownership since the late 1800’s.

The holding includes a three-bedroom brick-built farmhouse, a range of traditional farm buildings and modern agricultural buildings, together with productive Grade 2 farmland.

Much of the land is ring-fenced arable amounting to approximately 86.49 acres (35.00 ha) and approximately 7.47 acres (3.02 ha) of permanent pasture, currently grazed with sheep. There is also woodland including a useful hard standing of 1.73 acres (0.70 ha).

The farmhouse, buildings and grassland will be available with vacant possession on completion, whilst the arable land is subject to a Farm Business Tenancy running until 31 August 2027.
