YORKSHIRE’S PROPERTY MARKET SEES AN UNEXPECTED SUMMER BOUNCE

Yorkshire’s property market has enjoyed a busy summer, with data from the county’s largest independent estate agent, Dacre, Son & Hartley, revealing it agreed 32% more home sales across its office network in August compared with the same month last year.

This followed a 12% increase that it also saw in July, compared to July last year, across the company’s 17 offices, which are located throughout North and West Yorkshire.

Patrick McCutcheon, head of residential at Dacre, Son & Hartley, said: “The housing market has been through a turbulent year. Last autumn was difficult, with buyers waiting for the expected bad news associated with the Chancellor’s Budget, but we then saw a positive start to 2026, with a noticeable increase in activity in both January and February as suppressed demand was released.

“However, the Middle East conflict, combined with an uncertain political picture in the UK meant inflation and mortgage rates crept upwards, inevitably denting confidence.

“These concerns also caused price growth to ease during Q2 of 2026, and particularly at the top end of the market. The rebased prices were enticing for buyers. As the year has progressed, both buyers and sellers who are motivated to move have given up waiting for certainty to return and have decided to press ahead and move, with their housing needs taking priority over other events. As a result, we’ve enjoyed a busy summer and sold hundreds of homes in July and August, with the main focus of activity within the core and more affordable sectors.

Patrick continued: “Heading into autumn, which is a traditionally busy time for the housing market, there is no shortage of demand for realistically and competitively priced homes. This makes using an expert estate agent, with detailed knowledge of the local area and a commitment to giving sound advice, more important than ever.

“We’re also currently seeing good volumes of properties coming to the market following the summer, which is likely to drive further interest from potential buyers, especially as traditionally both September and October are amongst our busiest trading months.”
