Yorkshire’s largest independent estate agent, Dacre, Son & Hartley, is reporting remarkable success for its new online auction service, which has seen dozens of homes across the region selling well above their starting prices, amid fierce competition from buyers.

The approach blends the transparency of traditional auctions with the convenience of online bidding, allowing buyers to make offers at any time of day.
Since the launch in February, Dacres’ auction listings have generated hundreds of viewings and multiple bids, with the majority of completed auction sales comfortably exceeding the guide price. Among the standout results is a property on Nab Wood Drive in Saltaire, which achieved 52 viewings and 229 bids, before selling for £431,500, far surpassing its £275,000 starting price.
In Harrogate, a home drew 27 bids from 20 viewings before achieving £159,500 from a £120,000 start. In Baildon, a cottage sold for £420,000 – well above its £385,000 guide, whilst a property on Oak Wood Road in Wetherby changed hands for £310,000, comfortably exceeding its £292,000 starting price.
Patrick McCutcheon, head of residential at Dacre, Son & Hartley, said: “Our auction service is proving to be a hit with both buyers and sellers. We’ve seen an exceptional response, with properties achieving superb results and strong engagement from across Yorkshire. The transparency and speed of the Modern Method of Auction really appeal to motivated buyers who want to act decisively, as well as to sellers who value the certainty of a committed purchaser.”
Current listings on the Dacres’ auction platform include 36 South Grange Road, a 5-bedroom recently extended bungalow in Ripon; Harbour Lodge in Haworth, which is distinctive semi-detached farmhouse with an enviable rural location; 30 Rhodes Street in Saltaire, which has a guide price of £170,000, and 16 Otley Road in East Morton – a characterful end terrace – with a guide price of £150,000.
Patrick added: “With more homes launching for auction every week, this service is fast becoming a key part of how we help clients move with confidence.”
