ARABLE LAND FOR SALE NEAR TADCASTER THROUGH OUR LISTER HAIGH LAND TEAM

Two substantial parcels of Grade 2 agricultural land near Tadcaster have come to the market, offering a rare opportunity to acquire productive arable land in a highly regarded farming area of North Yorkshire. The land is being marketed by the specialist Lister Haigh Land Team, part of the wider Dacre, Son & Hartley group.

The larger of the two parcels is located at Wighill Park, close to Tadcaster, and extends to approximately 78.4 acres. Offered freehold with a guide price of £840,000, the land forms a single, well-shaped block of predominantly Grade 2 arable ground. Around 72 acres are currently sown with winter barley, with the land benefiting from a strong cropping history that includes productive combinable and root crops.

The holding also includes approximately 6.07 acres of grassland, providing additional versatility. This area offers potential for habitat management, environmental schemes or sporting use, complementing what is otherwise a highly workable arable unit.

A second parcel is situated off Wighill Lane at Healaugh and extends to approximately 16.15 acres, with a guide price of £190,000. This field benefits from road frontage on two sides and direct access from the north-eastern boundary, making it particularly attractive to both owner-occupiers and investors.

Currently sown with a second winter wheat crop, the Healaugh land has an established record of producing productive combinable crops and is also suitable for potato cultivation.

Commenting on the sale, Catherine Johnston, Rural Surveyor at Lister Haigh, said opportunities to acquire Grade 2 arable land of this quality and scale in such a strong farming location near Tadcaster are increasingly rare. She noted that both parcels offer proven productivity, practical access and flexibility, whether buyers are seeking to expand existing farming operations, invest in farmland or secure land with longer-term strategic value.

The Wighill Park land is expected to appeal to those looking for a sizeable, coherent block, while the Healaugh parcel offers an excellent smaller unit with strong access and frontage. Early interest has been positive, reflecting continued demand for high-quality farmland across Yorkshire.
